​This project was about more than just square footage; it was about preparing a home for a fulfilling retirement. We were brought in by a General Contractor to design a custom addition for a homeowner who envisioned two distinct spaces: a high-tech Gaming Room and a serene Seasonal Room.

​The Approach: Maximizing Site Potential

​Upon evaluating the property, we identified an exceptionally deep rear lot. This unique site condition allowed us to design a generous footprint without the typical constraints of property setbacks. This gave the homeowner total freedom to choose a size that fit her lifestyle perfectly.

​The Design: "Modern Farmhouse" Meets Functionality

​We worked closely with the client to ensure every detail was "client-matched":

• ​Custom Planning: We mapped out the interior to accommodate her specific gaming instruments, pool table, and furniture.

• ​Architectural Pivot: To achieve the "Modern Farmhouse" aesthetic the client loved, we integrated double barn doors as the transition from the living room. This created a wide, accessible, and stylish entry to the new suite.

• ​Technical Development: We moved from Schematic Design into a full Design Development phase, providing all necessary specifications and architectural details.

​Execution: From Permit to Finished Build

​Our commitment to the project continued well after the drawings were finished:

• ​Comprehensive Documentation: We provided a complete set of Construction Documents, including full Structural Engineering and architectural drawings.

• ​Permitting & Support: The General Contractor successfully submitted our documents to the local jurisdiction and secured the building permits without issue.

• ​Construction Supervision: During the build, we visited the site to provide supervision, ensuring the construction remained faithful to the design and technical standards.
